“Pets Considered” Apartments: What It Means and How to Apply
“Pets considered” means the landlord hasn't said yes or no to pets in general. They decide case by case, based on the specific animal and the specific owner. That's an opening, and how you present your dog matters.
What the landlord is weighing
- Building rules and insurance. Some insurers restrict certain breeds or weights. Those limits usually aren't the landlord's personal choice, and they're rarely negotiable.
- Noise. Barking is the complaint neighbors make most often.
- Damage. Chewing, scratching and accidents indoors.
- Who's responsible. Whether you seem organized: vaccinations current, a plan for workdays, insurance, and a history of looking after your dog in a rental.
Ask before you apply
A quick message to the leasing office can save an application fee. Ask:
- Are there breed or weight limits?
- What's the pet deposit, fee or monthly pet rent?
- Do you need anything specific, such as vaccination records or proof of liability insurance?
- Is there a pet addendum to the lease I can read?
How to present your dog
Send the answers before they have to ask. A short pet resume with your dog's photo, vaccination dates, training, temperament, a care plan and a reference from a previous landlord answers most of the landlord's questions in one place. Add a brief note in your own words and offer a meet-and-greet.
Be honest. A realistic description (“barks when someone knocks, settles quickly”) builds more trust than a perfect one, and the landlord may check.
If the answer is no
Ask whether anything would change their mind, such as a larger deposit, proof of insurance, or meeting your dog. If the reason is an insurance breed or weight limit, it's usually final, and it's better to move on to the next listing.
